Who We Are

Great General LLC is a Maui-based general contracting company holding a Hawaii DCCA B License (General Building Contractor). We provide three core services: full-scope general contracting and project management, interior remodeling and renovation, and custom metal fabrication. We serve residential homeowners, vacation rental property owners, condominium investors, and commercial tenants across all of Maui — from Kihei and Wailea on the south shore to Lahaina and Ka'anapali on the west, Wailuku and Kahului in Central Maui, and Paia and Haiku on the North Shore.

The company is built around a simple principle: one contractor who is personally responsible for the quality of every project. Noel holds the license, gives you the estimate, manages your project, and oversees the work from start to finish. There's no handoff to a crew supervisor after the contract is signed, no project manager layer between the client and the work, and no mystery subcontractors showing up on your property unannounced.

Five Years on Maui

Building and renovating on Maui is a specialized discipline. The island's environment — coastal salt air, high humidity, trade wind exposure, and Hawaii's unique climate zones from sea level to the slopes of Haleakalā — creates specific demands on materials, construction methods, and maintenance expectations. Construction materials that perform reliably on the mainland often fail quickly in Maui's coastal conditions. What's standard practice in other markets sometimes requires modification for Hawaii.

Five-plus years of working on Maui has produced practical knowledge that can't be learned anywhere else. We know which adhesives don't hold in Maui's humidity. We know which wood species are appropriate for coastal applications and which aren't. We know which metal alloys and coating systems are appropriate for oceanfront properties versus properties set back from the coast. We know how Maui County's permitting process works and how to navigate it efficiently. That knowledge is what we bring to every project.

We've worked on Maui's diverse built environment: plantation-era cottages in Paia and Wailuku, luxury condominiums in Kihei and Wailea, vacation villas in the Ka'anapali resort corridor, commercial spaces in Kahului's business district, and residential homes across the island's varied communities. Each environment has taught us something, and that accumulated experience informs the quality of our work.

The Hawaii DCCA B License

The Hawaii Department of Commerce and Consumer Affairs (DCCA) issues contractor licenses to individuals and companies that meet specific experience, examination, and insurance requirements. The General Building Contractor license (B License) is one of the most comprehensive contractor licenses issued in Hawaii, authorizing the holder to perform general construction work and to self-perform trades including carpentry, interior and exterior framing, drywall installation and finishing, demolition, and millwork.

Holding this license matters for our clients in several ways. First, it means we can legally perform the core trades of construction ourselves, without routing that work through subcontractors at marked-up rates. Second, it means we're legally accountable for the work under Hawaii's contractor licensing framework — there are real consequences for licensed contractors who perform defective work or violate licensing requirements. Third, it means we can pull permits in our name, which is required for permitted construction and which protects your property investment in a way that unpermitted work does not.

We are licensed, bonded, and insured. Our license status can be verified through the Hawaii DCCA Professional and Vocational Licensing (PVL) online system.

What We Build

Our work falls into three areas, each reflecting a distinct capability:

General Contracting. Full project management from initial scope definition through final county inspection sign-off. We handle Maui County permit applications, coordinate with licensed specialty trades (electrical, plumbing, HVAC), manage construction sequencing, and maintain direct responsibility for every aspect of the project. We work on residential homes, vacation rental units and condominium improvements, and commercial tenant improvements throughout Maui.

Interior Remodeling. Kitchen remodels, bathroom renovations, interior framing and layout modifications, drywall installation and finishing, flooring replacement, demolition, and custom carpentry and millwork. These are the trades we self-perform under our B License — no subcontractor markup, no quality handoff, no scheduling dependency on someone else's calendar. We build interiors that last in Hawaii's environment and that look good doing it.

Metal Fabrication. Custom architectural metal installations designed for Maui's coastal environment. Gates, railings, fencing systems, architectural metalwork, and custom metal components for residential and commercial properties. We select materials — marine-grade aluminum, 316L stainless steel, powder-coat systems designed for salt-air — that account for Maui's coastal exposure levels. We've watched other contractors' metalwork fail on this island, and we're not willing to spec work that we know will look like that in two years.

Who We Work With

Our clients range widely. A meaningful portion of our work is with vacation rental property owners — people who own condominiums or homes on Maui as investment properties and need a reliable contractor who understands the rental calendar, can work efficiently within vacation rental occupancy windows, and delivers finish quality that supports premium rental rates. We've earned the trust of several property owners and managers who return to us repeatedly for this work.

We also work with Maui residents who own their homes and want to renovate them well. This includes long-time island residents renovating plantation-era homes that have been in their families for generations, newer residents updating older properties they've purchased, and homeowners who simply want their kitchens and bathrooms to work better and look better. We approach every residential project with the same care, regardless of budget scale.

Commercial clients — businesses in Kahului, Wailuku, and Kihei undertaking tenant improvements — represent another consistent part of our work. Commercial TI projects have their own demands: tighter timelines, permit complexity, and the need to keep a business operational during renovation work where possible. We handle this work competently and without drama.

How We Work

Every project starts with a free on-site visit. We come to your property, walk the space, understand the scope, and talk through what you're trying to accomplish. There's no phone-only estimating, no ballpark figures without seeing the site, and no obligation after the visit. After the on-site visit, we put together a written estimate that defines the scope clearly. You know what you're getting and what it costs before you commit to anything.

Once a project begins, Noel is the point of contact throughout. You call one number, talk to one person, and that person is directly responsible for what's happening on your project. Milestones, decisions, and any unexpected conditions are communicated directly and promptly. We don't hide problems and present them at the end — if something comes up during the project that affects scope or timeline, we tell you immediately and talk through the options.

We pull permits when required, schedule county inspections, and walk through the final inspection with the county inspector. The project is done when it's done correctly — not just when the work is physically complete.
